Commercial District Market Analysis – Marketplace/Incubator Ideal Business Mix
Description: The intern will conduct market research on the various commercial corridors and their surrounding neighborhoods to establish base line information on population, ethnic mix, homeownership vs. rental properties, income levels, employment and gap analysis. The intern will then inventory the business within a commercial district according to category and primary product/service provided.
The intern will then distill this data into a listing of business categories that are under-represented in the district and then those that show the best potential for market acceptability.
The intern will initial conduct this research on the Federal Street/Westfield Ave. commercial district located between 27th to the North and Marlton Pike to the South. In addition to the research and reporting outlined above, the intern will recommend as a result of their research ideal businesses to be recruited into the Marketplace/Retail Incubator.
Upon completion of the project the intern will generate a Commercial Corridor Market Analysis Report the provides analysis for the following corridors in this order:
- Federal Street/Westfield Ave.,
- Westfield Ave.(above Church St. to 42nd Street,
- River Rd.(State Street to 36th St.
The final report will include the following information for each district
- Demographic Information in relation to Camden as a whole
- Employment in this neighborhood is X where Employment is Y in the rest of Camden
- Commercial District Business Inventory
- Business Mix Gap Analysis
- Business Mix Recommendations
- Conclusions
